New UTV Restriction at Innsbrook Announced

After much consideration and listening to feedback about how loud UTVs disturb the peace of residents, Innsbrook Owners Association Trustees recently made an amendment to the Declaration of Trust and Restrictions for the community. This amendment applies to gas and diesel powered UTVs. The new rule is as follows:

"No Owner shall operate a Gas or Diesel Operated Utility Terrain Vehicle (hereinafter non-conforming vehicles) on any Innsbrook Road or Common area.

Effective April 1, 2024 no previously unregistered gas or diesel-powered Utility vehicles may be allowed to register within the Development.

Non-conforming vehicles registered with the Owners Association shall be deemed authorized until January 1, 2029 and thereafter shall be subject to the penalties set forth in Section 4.22 (b) (1)."

This means that all owners with gas or diesel powered UTVs must register with Innsbrook (if not already registered) for a recreational vehicle permit/sticker prior to April 1, 2024. Gas or diesel powered UTVs that are registered before April 1, 2024, will be allowed onsite through the grace period ending January 1, 2029.

No gas or diesel-powered UTVs will be allowed on residential lots or common ground after April 1, 2024 (unless previously registered before that date). Previously registered UTVs will be allowed to operate on site through 2029.

After this time, no gas or diesel powered UTVs will be allowed to operate in Innsbrook Resort. Violators will be subject to fines for operating or maintaining UTVs at Innsbrook.

The amendment includes remedies for violations as follows:

4.22 (b) (1). Enforcement, Violations and Penalties. Section 4.22 (b) may be enforced by the Trustees of the Innsbrook Owners Association, the Innsbrook Corporation Security Department, or any authorized agent of any of the foregoing. Any Owner that violates any provision of Section 4.22 (c) shall be subject to a fine by the Innsbrook Owners Association, either directly or through the Security Department. Prior to the issuance of any fine, the Owner shall be provided with a written warning that states the regulatory provision that is being violated. Upon the first failure of such person to cease or cure a violation within ten (10) days of a written warning, there may be a fine imposed of up to $250 for each day during which a violation continues. Upon a second or subsequent violation of the same provision, the IOA may impose a fine of up to $500 for each day during which a violation continues. In addition, upon the third or subsequent violation of the same provision, the IOA may impose a fine of up to $500 and may seek an injunction to restrain a person from any further violation of said provision, such remedy being in addition to all other remedies available at law, equity or otherwise. In addition to any monetary fine violation of this Indenture may result in the loss of common ground privileges for the offending property owner.

The amendment also requires UTV registration with the IOA:

4.22(b)(2) Registration and Vehicle Tag Display. All UTVs must be registered with the Innsbrook Owners Association.

Any UTV that is required under the provision of this chapter must affix and display prominently at all times an Innsbrook issued RFID security windshield sticker. Failure to comply with the provisions of this section shall subject the UTV owner to the provisions enumerated in Section 4.22 (b)(1) above.

Security Update

The Security System in some homes may need an update. Please email alarmsystems@innsbrook-resort.com and visit your Property Owner Portal at https://ibkapps.innsbrook-resort.com/IBK-Resident/ to see what type of system your property has and whether updates are needed for the continuation of monitoring.
You may have noticed that some of the gates have new barriers, new cameras, and some now have a dial-keypad. Those who want to enter those gates now may do so by dialing security through that keypad. If you haven’t logged in lately (or yet), you can expect to see a more mobile-friendly experience and reduced scrolling. Not sure what to do once you’re logged in? Just click the menu to expand it!

Haven’t logged in yet? You’ll need to register for access. It’s easy! Just click the blue “Register for Access” button to register, and then fill out the short form. You’ll receive an email with login info or further details.

Permit Applications and Payments to the Administration Building

A friendly reminder that permit applications and payments should be dropped off at the IBK Administration building (just south of the Main Gate). There is a mail slot attached to the exterior door leading into Accounting and a mailbox drop-off at the front of the Administration Building that can be utilized for payments and permits. Please be sure to submit applications 1-2 weeks before you intend on starting the work to ensure there is an appropriate amount of time for the approval process. Recycle the Right Way - Our Services Depend On You

The recycling industry has faced significant changes and its effects could result in a loss of service at Innsbrook. With your help in using recycling services correctly, we can continue to live in harmony with nature and keep services.

Warren County Severe Weather Notifications
Prepare for a possible weather emergency by signing up with CodeRed to receive weather warnings on your home and/or cell phone. You can also elect to receive emails and text messages. CodeRed is an emergency alert service provided at no charge, though standard carrier fees do apply to text messages. When the National Weather Service issues a severe warning, only residents directly affected by the situation will be notified. Visit www.warrencountyema.com or call 636.456.3786 to register.

We're Sticklers When it Comes to Stickers!
No exceptions! Car stickers are for immediate family members only. All other guests must go through the Main Gate to get a temporary car pass. There are security cameras at each gate and patrol will be sent to your property if you are seen driving your car through a gate and allowing a guest to tailgate or follow without authorization. If these rules are violated, your stickers could be turned off. Ext. 9180.

The Open Book Library
Dive into reading at Innsbrook's very own lending library! The Open Book Library is located in the stables area, near the Farmhouse and it's always open! There is no checkout system, just choose some books that look like good reading, take them to your Innsbrook property and bring them back to the library when done! You can also donate items. Please first refer to the list at the library for items that cannot be accepted due to limited space.

Innsbrook is a No-Drone Zone

The skies over Innsbrook have been deemed a "No Drone Zone" by Innsbrook leadership based on feedback and concerns from property owners. People come to Innsbrook for the ultimate private getaway and peacefulness. Though it may not be the pilot's intent, some property owners feel as if their private peace of paradise has been violated if a drone is suddenly whirring overhead. Please contact Innsbrook Security at ext. 9400 if you spot a drone over your property.

Do Not Place Large Items in Dumpsters: Cameras are Recording
Large items should not be placed in dumpsters, including things such as construction debris, lumber, appliances, furniture, etc. Innsbrook has fully operational video cameras at each of the trash and recycling depots. If you deposit anything besides household trash and recycling, you will be fined $250. Ext. 9163.

Boat and Recreational Stickers are Required
All boats must be registered with Innsbrook and have an Innsbrook boat sticker. These stickers assure that we can track down the rightful owners in the event that the boat floats away in high water or becomes untied. The same goes for recreational vehicles (golf carts and UTVs) in the event there is a breakdown or we find an abandoned vehicle. Stop by Charrette Creek Commons, Real Estate Sales Office or Aspen Center and check out our brand new hiking trail guides and Hiking Trail Pocket Guide and head out for a new IBK adventure! The maps are easy to understand, pleasant to look at and convenient to carry along. The Pocket Guide contains a smaller version of each map, along with birds, wildflowers, animal tracks and butterflies to look for on your hike. You can also download the maps online. Ext. 9180.
