New Owner Guide
The first thing you’ll want to do is flip through your Property Owner Guide. It has answers to questions you probably didn’t even know you had! You should have been given a physical copy by your real estate agent at closing, but you can also find an online, searchable copy online here.
Here are some of the frequently asked questions that we get from many new property owners.
How do I get in and out of Innsbrook?
Car Stickers – All property owner vehicles are required to have car stickers. These stickers are for owners and immediate family only. They are not intended for friends or employees. These stickers never expire and will only be deactivated if you sell your Innsbrook property or they are misused.
Car stickers can be purchased for $10 each. Stop by our office at the Charrette Creek Commons or fill out this form. Mail the form to 596 Aspen Way Drive, Innsbrook, MO, 63390 or email it to email@example.com. In the office we accept cash, card, or checks. If $20 or more, you can charge it to your lot.
You will also need stickers for any boats or recreational vehicles you have at Innsbrook. Stop by the Charrette Creek Commons to purchase for $5 each. They do not expire as long as the number is legible. A car sticker will also need to be purchased for golf carts/UTVs if they are to be driven through Innsbrook gates.
*New property owners get their first two car stickers free! Your Innsbrook real estate agent will give them to you after closing. If you worked with a non-Innsbrook real estate agent, you will need to bring your closing documents to our office at the Charrette Creek Commons to get your stickers.
The only manned gates or entrances to Innsbrook are the Main Gate on the east side of Highway F and the West Gate on the – well, west side of Highway F. Other entrances include the following unmanned gates:
- Linden Entrance, Schuetzenground Road (western border of Innsbrook)
- Konstanz Entrance, Stracks Church Road (east of Alpine Lake)
- Aspen/Property Management Entrance, Highway F, south of West Gate
- Arlberg Entrance, Stracks Church Road (south of Charrette Creek Commons)
- Tyrolean Entrance, Stracks Church Road

How do I set up my utilities?
When we get your paperwork after you close on your property, your water and alarm system will be activated, since those services go through Innsbrook. To set up your phone/internet and turn on your electricity, you’ll need to call CenturyLink and Cuivre River, respectively. Contact information:

Where can I dock my boat?
You can keep your boat at your place if you have a private dock. Otherwise, there are marinas located on Lake Aspen, but you will need to secure a boat slip. The current wait for a boat slip is approximately 15-20 years. Get your name on the waiting list by contacting Jeff Yegge at 636.928.3366 x9163.
What do I do with my boat when I have to remove it from the marina?
You can keep your boat on your property or store it with Innsbrook at the Property Management Building, for a fee. Call 636. 928.3366 x9163.
Do I get mail out here?
Property owners who live full-time in permanent residences can get mail at Innsbrook by contacting the Wright City Post Office. Chalet or other part-time owners who are not here year-round cannot get mail at Innsbrook (you can only have one address, which must be your full-time residence.)
What is the difference between the Services and Property Management departments?
The Property Management department oversees the maintenance and repair of common areas at Innsbrook – the lakes and marinas (not private docks), the roads (not driveways, just IBK roads). Property Management is located near the Aspen Entrance on Aspen Woods Dr.
The Services department is who you’ll want to see if you want something repaired or improved on your Innsbrook lot or in your chalet, condo, cottage or home. The Services Building is located in the small brown building behind the real estate/sales office on Aspen Way Dr. Visit our website to see a list of services offered.
What do I need to do if I want to do improvements or additions to my chalet?
In most cases, you will need a building permit to construct or change anything about your Innsbrook property. This can be obtained from the Services Dept at ext. 9150. For more information, see the Architectural Guidelines for Homes and Chalets in the Rules & Regulations section of our website.
What do I need to do when I leave my chalet for the winter or week?
Winterize (October 1 – May 1) – You can winterize your chalet yourself or ask the Services department to do it for you. Find out more about the process on pages 14-15 of the Property Owner Guide.
Warm Weather Preparation (May 1 to October 1) – There are also steps you need to take during the summer. You can find those in the Property Owner Guide.
How do I get a copy of the Innsbrook phonebook/directory?
If you are a new owner, you can go see Kristina in the Owner Information Office at Charrette Creek Commons and request a copy. Any year after that, the following rule applies: In order to get a copy of the phonebook, you must opt to have your contact information included in the phonebook. Then when the book is printed, you may pick it up from the Charrette Creek Commons. The phone book is published every March. Call ext. 9180 for more information.

How can I stay in-the-know about everything going on at Innsbrook?
We publish a weekly newsletter called the IBK Explorer (you may hear it called the “weekend flyer” by some long-time property owners) that contains upcoming events, news and notices, nature information, hours of operation, contact information, and everything you need to know during your upcoming weekend or week at Innsbrook. Pick up a copy at the Main Gate, Linden Entrance and the West Gate Entrance. They are also available at the Clubhouse, Charrette Creek Commons, Aspen Center and Real Estate office. In addition, you can sign up to receive the newsletter via email.

How do I find my way around this place, and find the milestones I hear other people talking about?
You will certainly want to pick up one of our development maps. Maps are available at Charrette Creek Commons, Main Gate, Real Estate Sales Office or Aspen Center. The map shows all the streets, lots and lakes, hiking trails and trailheads, beach areas, gates/entrances, horse trails, marinas, trash and recycling depots, sports courts, mail kiosks, as well as:

Innsbrook Owners Association vs. Innsbrook Corporation vs. Village of Innsbrook
Innsbrook is many things to many people. The following definitions/clarifications will help you understand the different entities as you hear and learn about different parts of Innsbrook.
Innsbrook Owners Association:
Funded by the annual property owner assessment; pays for owner events and activities that are free throughout the summer including the Memorial Day/Anniversary party and Summer Breeze concerts; as well as the maintenance of roads, lakes, beaches and common areas; newsletters; and security. Innsbrook Owners Association is managed by the founding development company, the Innsbrook Corporation.
Innsbrook Corporation is the founding development company. Today it continues to represent buyers and sellers of real estate and is the builder for Innsbrook’s custom homes and chalets. It manages the business of the Aspen Center (including weddings, corporate outings, dining events, family reunions, vacations etc.); Clubhouse and Restaurant; Golf Course; Services Department; and other ancillary departments and divisions necessary for day-to-day operations including governance of the Innsbrook Owners Association.
The Village of Innsbrook:
Innsbrook was incorporated as a government entity and municipal village in 1998. The Village consists of residents both within and adjacent to Innsbrook Resort. The village includes elected officials who provide government services such as ordinances, planning & zoning and comprehensive planning for our community.
